<p>Everyone knows that investing in ventures that make one’s money grow is an excellent means of securing one’s future. When you know where to look. In this Internet age, search engines have been tools utilized to locate all types of information. So I thought, why not use search engines to look for viable investment opportunities as well. I was really surprised at what I found in my exploration of this concept. Sure, I know readers of this article are thinking. The Internet has been used for investment information from the beginning. I know that.  On this journey, however, I avoided searching for the investing related terms millions of other investors search for. I essentially tried to get off of the beaten path. I avoided terms such as; AMERITRADE, Ameritrade, TDAMERITRADE, TD Waterhouse, Online Trading, Online Stock Trading, Online Investing, Online Trading Services, Stock Trading, Buy Stock, Trade Stock, Stocks, Stock Market Trading, Online Trades, Investing, Investment, Investments, Online Investment, Stock Investing, Mutual Funds, IRA, Roth IRA, Online Trading Tools, Option Trading, Broker Services, Online Broker, Online Stock Broker, Online Brokerage, Stock Market, Active Investing, Active Trading, and Online Stock Research.  I attempted to look for those investment opportunities that I knew had to be slipping under investor radar. I searched words like “Invention needs manufacturer”, “invention needs investors”, “Invention needs funds” and “Invention seeks funding”. Initially, I thought it strange that the results I was finding existed on sites like YouTube.com, PrWeb.com and a less known website called GoBigNetwork.com. Thinking that this was too easy, I investigated it further to determine whether this was just some quacks with an “underwater basket weaving gadget” or whether they were legitimate investment opportunities that had merit.  I was actually pleasantly surprised to find that the opportunities were legitimate ventures that if funded and managed well could easily become the next big thing. Two opportunities that really stick out in my opinion are two investment opportunities that I found clearly listed on PrWeb.com. The inventor makes a compelling case.  </p>

Types of Investment<br />
Direct Investment<br />
Your choice of investment types fall into two basic categories &#8211; direct investment in the shares of a particular company or its issued bonds or, in the case of government-issued bonds, its &#8220;gilt-edged stock&#8221;. The price of company shares, of course, will fluctuate as they are traded on the stock market and the dividends to which you are entitled as an owner of those shares will be determined by the performance of that particular company.<br />
In the case of bonds issued by a company, or gilts issued by the government, however, you will be assured of the rate of interest on what is effectively your loan to that company or the government, and you will be assured of the full return on your investment once the bond or government stock reaches its maturity date. Because of these in-built certainties, there is a lower risk inherent in the investment in corporate bonds or government gilts, and the returns, therefore, tend to be lower than in the more volatile market for shares.<br />
Both corporate and government bonds can be traded in the market, however, before they reach their maturity date. During this time, their price will be determined by the prevailing rates of interest in the stick market, compared to the rate attached to the bond itself.<br />
&#8220;Collective&#8221; Investment<br />
If you want to avoid putting all your eggs in the one basket of a particular company&#8217;s shares, it is possible instead to spread the risk of your investment by pooling it (with other investors) into a range of different investments. In this case, the pooled investment is managed by a professional fund manager, who makes decisions on the range and types of investment. Such collective schemes fall &#8211; again, broadly &#8211; into three different types: unit trusts, investment trusts and Open-ended Investment Companies (OEICs).<br />
Once you have reached this level of investment decision-making, however, the vast range of unit trusts, investment trusts and OEICs available can open up a veritable Pandora&#8217;s Box of choices. In order to avoid making potentially very costly mistakes or rash investment decisions, therefore, this is the stage at which &#8211; if you have not done so before &#8211; you should consult an independent financial adviser.<br />
Summary<br />
Financial investment advice is wisely taken because of the sheer range of investment vehicles available:<br />
	These fall into the two broad categories of direct investment or &#8220;collective&#8221; (pooled) investment;<br />
	Direct investments include the purchase of stocks and shares or corporate or government (so-called &#8220;gilt-edged&#8221; stock);<br />

<p>Whenever I get asked by anyone how to invest in property, I respond with a series of questions:   •	What are your financial aims? In other words what are you after?  Are you seeking an income, capital or both?   There is a big difference between wanting to retire in 2 years so you can live off your investment income and wanting to help your children with tuition expenses in 12 years.   •	Will you need to borrow money and how much risk are you willing to take? •	Will you consider investing overseas, and if so, where will you invest – Europe, the Far East or the Middle East.  •	What level of risk are you willing to take?  •	What happens if you need your money back quickly?  Remember, liquidity is a major problem in property investment.  If you invest in the stocks and share market, you can pick up the phone and sell in minutes. That’s liquity.  Just try doing that with property and you’ll see that it’s a completely different story. •	What about your tax liability and what would happen if it all went wrong? •	Do you want to invest in commercial or residential? Do you even know the difference?  These are the type of questions you should be asking yourself before you dive in and invest in property.  It’s very helpful to write down your reasons for wanting to invest in property.  You can always revise your list if you change your mind about your investment motives.  But I guarantee you won’t be sorry for spending a little time up front making the list.   On the other hand, if you’re unable to come up with any motivating factors for investing, you’re also setting yourself up for failure.   This may seem like a lot of work, but it’s a crucial part of the process if you want to succeed.  Remember: buying property BEGINS with a well thought out plan for your exit strategy! You should also be aware of the intense marketing hype of many online estate agent sites; they often prey on gullible, uninformed individuals. Be careful not to fall for the hype regarding the off plan deals marketed in nearly every country.  Media such as glossy overseas magazines that advertise second homes for sale as investments are often very misleading.Another word of caution – don’t be fooled or conned by the promises of “get rich quick” property schemes.  Property is a long-term investment. It’s easy to lose sight of this as you hear any number of different, new and possibly more exciting property investment strategies that appear to be making money NOW.   Years ago you could purchase reasonably-priced property, rent it out and make good money in a relatively short period of time.  However, times have changed and this is no longer the case.   Not all real estate agents will be upfront about this fact.  Like many others, you may mistakenly assume that your real estate agent is determined to help you obtain the best possible return for your money.  Unfortunately, this is often not the case.  The main goal of real estate agents is to sell property – period.  Do you think it is in their best interest to convince you to make long-term property investments?  Definitely not! Media resources can also hamper your property investment opportunities by writing bad or good reports about property investments that simply aren’t true.  Property-related journalists are being paid to write, not to conduct research about the real estate market or lucrative investment opportunities.   Advertising is big business and journalists may be paid to write a scathing or glowing report about various overseas or local investments that is completely false.  Hence, it’s best to ignore the majority of what you read in the magazines and conduct some solid market research on your own.  After all, it’s your money so you want to invest it wisely! Fortunately, there are some reliable resources available to help you learn about current trends in the property market.  Start by consulting one of the following websites before you invest in any of your hard-earned cash:Collierscre – One of the leading worldwide real estate consultanciesKnight Frank – Residential and commerical property professionalsThe Royal Institution of Chartered Surveyors – Leading source of information relating to construction, the environment, property and land Estates Gazette – Magazine offering detailed information about commercial property trends Also be sure to talk to local real estate agents as well as some reliable rental management companies.  They can discuss some of the more successful local invesment property strategies.  Don’t forget about members of your local business community and shop owners in your community.  They can prove to be invaluable sources of information when it comes to local property invesmtent.  If you establish clear investment targets, you can focus only on the relevant types of property.  I don’t recommend choosing more than two property types if you’re an inexperienced property investor.  Given the vast amount of possible investment properties, this small step can save you a lot of wasted hours.   You should also limit the cities you’re considering to one or two.  You can then determine the best and worst investment areas of a specific city by analyzing various factors such as crime and employment statistics. The bottom line is don’t rely on only the latest investment fads to determine where to invest your money.  This can prove to be a very costly mistake, especially if you are new to property investment.   Spend some time determining your motivating factors for investing, ask yourself several important questions and narrow your target area to one or two cities.  These steps will greatly improve your chance of success.  With a little planning and advice, you can develop a clear investment strategy and avoid the most common property investment mistake. </p>

<p>Oil prices are high, real estate is down, the dollar is flat, unemployment is high, your investments are down, and no one really knows what’s going to happen with the elections in November. The future is uncertain to say the least, and for many the fear of uncertainty can lead them to make poor investment decisions that will have a rippling effect into their future. It is times like these that separate the well prepared investor from the panic stricken speculator. Let’s explore the difference between the two and the consequences.An investor is someone who invests using a consistent, long-term strategy to secure their financial future using well diversified investments. Generally the focus is on minimizing risk while maximizing return.A speculator or market timer is someone who is less concerned about consistency and who switches investments on an emotional whim.During a bull market most people would say that they are investors, but when the stock markets are jittery investors get tested, revealing many closeted speculators. This may include you, if you liquidated your investments and are waiting for the markets to recover to get back in.Why This Strategy Does Not WorkYou simply cannot predict when the markets will rally and when the markets will hit rock bottom. And missing the upswings of the market can be very damaging to your long term returns as seen in the following graph.  Understanding RiskInvesting in the stock market is not risk free. You should understand and feel comfortable with the level of risk in your portfolio so that when the market goes through its cycles you are well prepared. Let’s explore this further. Let’s use a hypothetical portfolio ABC with the following risk and return criteria:Standard deviation = 10% (Standard deviation is a statistical measurement that sheds light on historical volatility.  This is a good measure of the portfolio’s risk.  The higher the standard deviation, the riskier the portfolio.)Expected return = 12%If you own portfolio ABC what can you expect going forward? To answer this question we must go back to statistics. If you are a long term investor you expect that the average return will be 12%. This does not mean that you will earn 12% every year. After all, there is market risk to consider.  For example, one year you may earn 6% another year 25% or anywhere in between, and so forth.At any given period you can be 68% confident that your portfolio’s return will fall within a range of 2% to 22%.  And you can be almost certain that your portfolio’s return may fall anywhere from -18% to 42%. Can you deal with this? Most investors enjoy the up side of risk, but seldom enjoy the downside.  Case in point, an investor that earns 32% on a portfolio whose long term expected return is 12% is a happy camper.  But, is that same investor happy when the same portfolio (whose expected return is 12%) earns a crummy -8%?  The point of this example is to understand that returns will vary from year to year.  Depending on the standard deviation of your portfolio, those figures will fluctuate within a given range and you must be willing to live with that volatility.  Just like you will not get 12% returns every year, you will also not get negative returns every year.  Long term investors must understand and accept this risk if they want to be appropriately compensated.Remember you are a long term investor. It’s the long term strategy that matters. Over the long run when you average the positive and negative returns your portfolio’s total return will approximate 12%. All the bumps in between are just part of the investment process. </p>

While that risk never completely goes away, we can do a lot to minimize the portfolio risk to the best extent possible.  The best way to do this is to diversify our investments across different asset classes (or categories of the stock market) The key here is to identify investments in segments that perform opposite to one another under different market conditions (known as negative correlation), or at least have low correlations to each other.  The result is higher returns and lower risk over time.One common example that simplifies this concept is that of suntan lotion and umbrellas:If you own a store that sells suntan lotion in Florida, more than likely you will do very well when it’s sunny out and people are going to the beach or outdoors. However, we all know that it rains in Florida, so on rainy days your store may not do so well. To diversify the risk of not selling any suntan lotion on rainy days you could consider also stocking up on umbrellas. That way you will make money whether it rains or it’s sunny out. This is the concept of diversification. Market conditions that cause one asset category to perform well, often cause another asset category to have average or poor returns. If properly executed, diversification will smooth out the unsystematic (market) risk events in your portfolio.What About Asset Allocation?Asset allocation describes how you choose to distribute your investments among investment vehicles such as stocks, fixed income, alternative assets, cash etc. According to  Roger G. Ibbotson’s The True Impact of Asset Allocation on Returns“for the long-term individual investor who maintains a consistent asset allocation and leans toward index funds, asset allocation determines about 100 percent of performance—regardless of whether one is measuring return variability across time, return variation between funds, or return amount.”How you decide to distribute your assets among investments is a personal choice that needs to be looked at very carefully. As a long term investor your goal is to diversify your investments to reduce risk and maximize your long term results. This involves the careful selection and distribution of assets among investment vehicles that support your risk tolerance, time horizon and individual needs, as well as the appropriate mix of negatively correlated asset categories.There is no denying the sexy allure of timing the market, or the fact that speculators can make money, and do get lucky investing in what’s “hot”. However, the reality is that they can’t consistently beat the market.  More times than not, speculators end up buying high and selling low in a panic. You will always hear how much money a speculator made on one or two investments, but you will rarely hear how much money they have lost on their other not-so-“hot” investments.  It is wiser to develop a long term strategy and remain consistent even when the market misbehaves. After all, if we do our homework we would know what to expect in the long run and this includes expecting, that at some point or another, our portfolios will experience a few bad periods. What matters is the long term performance of our investments and most of all our peace of mind. </p>

<p>Knowing how much you should invest in the stock market is extremely important for any investor. Often, people look at the bull run of the stock market and the gains they will reap from their investments, forgetting the downside of the bear market.As a result, some lose their entire life savings and into financial turmoil.Cases of suicides and divorces are not uncommon as a result of losing one&#8217;s investment in the stock markets.<br />
Many first time investors think that they should invest all of their savings. This isn&#8217;t necessarily true. To determine how much money you should invest, you must first determine how much you actually can afford to invest, and what your financial goals are.<br />
1. Take a look at how much money you can currently afford to invest. Do you have savings that you can use? If so, great! However, you don&#8217;t want to cut yourself short when you tie your money up in an investment. What were your savings originally for?<br />
2. It is important to keep three to six months of living expenses in a readily accessible savings account &#8211; don&#8217;t invest that money! Don&#8217;t invest any money that you may need to lay your hands on in a hurry in the future.<br />
3. Determine how much of your savings should remain in your savings account, and how much can be used for investments. Unless you have funds from another source, such as an inheritance that you&#8217;ve recently received, this will probably be all that you currently have to invest.<br />
4. Determine how much you can add to your investments in the future. If you are employed, you will continue to receive an income, and you can plan to use a portion of that income to build your investment portfolio over time. Speak with a qualified financial planner to set up a budget and determine how much of your future income you will be able to invest.<br />
5. Do your research.For many types of investments, a certain initial investment amount will be required. Hopefully, you&#8217;ve done your research, and you have found an investment that will prove to be sound. If this is the case, you probably already know what the required initial investment is.<br />
6. Seek the help of a financial planner so that you can be sure that you are not investing more than you should or less than you should in order to reach your investment goals.<br />
7. If the money that you have available for investments does not meet the required initial investment, you may have to look at other investments. Never borrow money to invest, and never use money that you have not set aside for investing!</p>

Nonetheless, real estate investing is a source of wealth, and that should be enough motivation for us to want to get better at it.Understand the Elements of ReturnReal estate is not purchased, held, or sold on emotion. Real estate is not about love; it&#8217;s about a return on investment. As such, prudent real estate investors always consider these four basic elements of return to determine the potential benefits of purchasing, holding on to, or selling an income property investment.1. Cash Flow &#8211; This is determined by the amount of money collected from rents and other income less operating expenses and loan payment. Furthermore, real estate investing is all about the investment property&#8217;s cash flow. You&#8217;re buying income stream, therefore be certain that the numbers you use to calculate cash flow are truthful.2. Learn the terms and returns and how to compute them. Get familiar with the nuances of real estate investing and learn the terms, formulas, and calculations. Having the ability to create your own rental property analysis gives you more control about how the cash flow numbers are presented and a better understanding about a property&#8217;s profitability. There are numerous software solutions to choose from online.6. Create a relationship with a real estate professional that knows the local real estate market and understands rental property. It won&#8217;t advance your investment objectives to spend time with an agent unless that person knows about investment property and is adequately prepared to help you correctly procure it.
